Senior Conveyancer (UK)
We are seeking an experienced Senior Conveyancer with strong expertise across residential and commercial property transactions in the United Kingdom.
The ideal candidate will be capable of independently managing a busy caseload from instruction through to completion and post-completion, including sales and purchases, remortgages, transfers of equity, and leasehold and freehold transactions, as well as commercial property matters such as acquisitions, disposals and leases.
Experience practising UK conveyancing is essential. The successful candidate should be comfortable reviewing title, raising and responding to enquiries, managing exchange and completion, and communicating clearly with clients, lenders, agents and other parties throughout the transaction.
Responsibilities:

Handle commercial property transactions, including acquisitions, disposals, and the grant and assignment of commercial leases.
Investigate and report on title, including registered and unregistered land, and identify and resolve title defects.
Draft, review, and negotiate contracts, transfers, leases, licences, and other conveyancing documentation.
Order and review property searches, and raise and respond to pre-contract and requisitions enquiries.
Advise on leasehold matters, including lease terms, service charges, ground rent, management packs, and lease extensions.
Prepare reports on title and mortgage offers for clients and lenders, and comply with lender instructions and requirements.
Manage exchange of contracts and completion, including completion statements and the handling of client funds.
Carry out post-completion work, including payment of Stamp Duty Land Tax (or equivalent) and applications for registration at HM Land Registry.
Communicate regularly with clients, estate agents, lenders, brokers, and the other side to keep transactions progressing.
Carry out client due diligence and anti-money laundering checks in line with regulatory requirements.
Stay current on relevant UK property law, conveyancing protocols, and regulatory developments.
Qualifications:
Undergraduate degree in Law or a recognised conveyancing qualification; qualification as a solicitor, licensed conveyancer, or chartered legal executive in the UK is highly desirable.
Substantial UK conveyancing experience is essential, with exposure to both residential and commercial property transactions.
Strong technical knowledge of UK property law and conveyancing practice, including freehold, leasehold, and new-build transactions.
Ability to independently run a caseload from instruction through to completion and post-completion.
Sound understanding of title investigation, searches, enquiries, and lender requirements.
Working knowledge of Stamp Duty Land Tax (or equivalent) and HM Land Registry procedures.
Familiarity with the Law Society Conveyancing Protocol, Standard Conditions of Sale, and UK Finance Mortgage Lenders' Handbook is highly desirable.
Understanding of anti-money laundering and client due diligence obligations.
Experience using conveyancing case management systems and the HM Land Registry portal is advantageous.
Strong drafting, analytical, and problem-solving skills with close attention to detail.
Excellent written and verbal communication skills, with the ability to keep clients and other parties informed throughout a transaction.
